When you are ready to list your property on the rental market.
1. We can view the property for you and prepare a written rental appraisal, providing you with a realistic price range for the rent you might receive for your property and a comprehensive information pack.
2. The next step is to engage our services. Please complete the Management Agreement (also referred to as an Agency Agreement) and discuss any aspects of the agreement with us. This Agency Agreement authorises us to act on your behalf. Please do not hesitate to contact us for our information pack and to see a copy of our Agency Agreement .
3. Nominate a listing price. In most cases, properties rent quickly when they are priced correctly, however at the end of the day, you are the landlord and we will list your property for the figure you feel is correct.
4. Discuss advertising photographs and prospective inspections with us – a set of keys should be made available to us and we ensure ALL inspections are conducted in the company of one of our trained and experienced staff.
5. As soon as you are ready, we can list your property on the market. We recommend listing a rental property about 3-4 weeks prior to the property becoming vacant unless access is restricted. This enables a smooth transition from one occupier to the next and a continuous income stream for you.

Our Fees
What is our fee? Our standard fee is the first week's rent (if we need to find a tenant) plus a management fee of between 7% and 9% (plus GST) of the rent thereafter, depending on the property and your requirement's.. We will give you a written quote once we have had a chat or viewed your property and please note, multiple property discounts are available.
We do not charge for tribunal hearings or monthly account keeping fees.
We also offer a number of once-off services for self managing clients, the fees for these services can be provided upon request.
All our fees are 100% tax deductible. All prices include GST.
